Notes for owners in D’Capitale
The single most useful thing to know about this complex is that not all of it is the same product. A unit in C2 or C5 is a SOHO/officetel: smaller, often let to a single professional or used as a small office, and priced on a different curve from an apartment in C1, C3, C6 or C7. Owners sometimes benchmark their unit against the wrong tower and conclude their rent is too low.
The other thing worth knowing is traffic. The junction outside is one of the busiest in Hanoi, which is excellent for accessibility and a genuine consideration for tenants choosing a floor and an aspect. Higher floors facing away from Khuat Duy Tien let more easily, and that should shape how the unit is marketed.
Two claims about this project circulate widely on broker sites that we do not repeat: a five-floor Vincom mall of 180,000 m² on site, and a Vinschool inside the project. Neither could be confirmed from a developer or news source. There is retail in the podium, and that is as far as we will go.
