Tenant Sourcing

Let your Hanoi apartment
to the right tenant.

We market your apartment where foreign tenants actually look, screen the people who reply, and prepare the lease. One month’s rent, payable only when a tenant signs.

Who This Service Is For

For owners with an empty apartment and no local team.

Finding a tenant is the first problem. Keeping the apartment running afterwards is the bigger one — most owners end up wanting both.

You are the right fit if

  • Your Hanoi apartment is vacant or the lease is ending
  • You live overseas and cannot show the unit yourself
  • You want a tenant who pays on time and looks after the place
  • You want the lease and deposit handled properly
  • You would rather pay on success than on promises

Common problems we solve

  • ×Listings that only reach the local market at local prices
  • ×No one on the ground to run viewings
  • ×Tenants accepted without any screening
  • ×Verbal agreements with no paper trail
  • ×A vacant month that quietly costs more than the fee
What We Handle

From listing to signed lease.

The work that decides whether your apartment lets in two weeks or sits empty for two months.

Getting it seen

  • Professional photography of the unit
  • Listing copy written for foreign tenants
  • Placement on expat rental channels, not only local portals
  • Our own enquiries from owners and tenants
  • Referrals from tenants in buildings we manage

Screening

  • Employer and income verification
  • Background and reference checks
  • Purpose of stay and expected tenancy length
  • Pet, sharing and subletting intentions clarified
  • A written recommendation before you decide

Closing the lease

  • Lease prepared in English and Vietnamese
  • Deposit and payment terms agreed clearly
  • Move-in inspection with photographs
  • Utilities and building registration handled
  • Handover into management if you want it
Which Market Are You In

The same apartment rents for very different money.

Across the buildings we manage, apartments advertised on Vietnamese listing sites and the same layouts advertised through expat channels sit far apart. The expat figure includes furnishing, an English-speaking contact and management — the things an absentee owner cannot supply alone.

Local listing channel

  • ×Advertised in Vietnamese, to local tenants
  • ×Usually bare or basic furnishing
  • ×Landlord expected to be reachable locally
  • ×Lower asking prices for the same floor area
  • ×Little help with lease paperwork or invoices

Expat channel — where we place

  • Advertised in English to foreign tenants and companies
  • Furnished and photographed to compete
  • English-speaking point of contact included
  • Higher asking prices for the same floor area
  • Company leases and VAT invoices handled
How It Works

Paid on success, not up front.

Assessment

We look at the unit, the building and comparable listings, then tell you a realistic asking rent.

Preparation

Any furnishing or cleaning needed to compete, agreed with you before it is spent.

Photography and listing

Professional photos, English listing copy, placement in the expat channel.

Viewings

We show the apartment. You get a summary of who came and what they said.

Screening

Employer, income and references checked. We recommend; you decide.

Signing

Lease, deposit and move-in inspection completed. Our fee — one month’s rent — falls due here.

Why Cozyhome

Sourcing is where management starts

A tenant found carelessly costs far more over two years than the fee saved on finding them.

We answer for the tenant later

Because most of our owners keep us on to manage, we screen as if we will be dealing with that tenant every month — which we will.

We know the buildings

In the towers we already operate in, we know which layouts let fastest, at what price, and to whom.

One month, on success

No retainer, no listing fee. The fee is one month’s rent and it is due when a tenant signs.
