About Mipec Rubik 360

Mipec Rubik 360 — still widely called Mipec Xuan Thuy after its street — is a 4.2-hectare development at 122 Xuan Thuy, designed by Japanese practice Kume Design Asia and handed over in 2022. Two 35-floor apartment towers, nine low-rise villas, a four-floor mall and an events centre.

The feature that sells this building to families is self-sufficiency: the Interco through-school operates inside the project, alongside a kindergarten, the Xuan Thuy Plaza mall, a cinema and ten rooftop sky gardens. A family can live here without a car.

It also sits on the Xuan Thuy corridor served by Metro Line 3, which has been running since August 2024 with stations at Chua Ha and Cau Giay — a rare thing in Hanoi and increasingly something tenants ask about.

Notes for owners in Mipec Rubik 360

The school inside the project shapes the letting cycle here. Families who enrol a child at Interco want to live in the building, and once they are in they rarely move mid-year. That produces longer tenancies than the Hanoi average — but it also concentrates demand around the start of the school year.

For an owner, the practical consequence is timing. A lease that expires in July or August re-lets into a queue of school families; the same lease expiring in January re-lets into a much thinner market. We manage lease end dates deliberately rather than letting them drift, which over a few cycles is worth more than squeezing an extra half-million dong out of the monthly rent.

If you are comparing this building against others, note the smallest unit is a 53 m² two-bedroom — compact by two-bedroom standards. It rents well to couples and small families, but do not benchmark it against an 80 m² two-bedroom elsewhere.
