My Dinh Pearl is the value end of our portfolio, and that changes how it should be run. Rents here are lower than at Starlake or The Matrix One, so a month of vacancy costs less — but the margin between a good and a bad month is proportionally tighter, and every avoidable expense eats a bigger share of the return.
In practice that means we manage this building for occupancy and cost discipline rather than for premium positioning: realistic asking rent, fast re-letting, careful control of maintenance spend, and no upgrades that will not pay themselves back in rent.
Two figures to treat with care if you are researching the building yourself. SSG’s own material states 984 apartments while several marketing sites say 959 — we publish the developer’s figure. And one three-bedroom listing at 12 million dong is well below every comparable unit, most likely unfurnished; do not use it as your benchmark.
