Sky Park Residence is a two-tower building at 3 Ton That Thuyet in the Cau Giay new urban area, designed by TTA Partner and handed over in December 2018. Tower A runs to 37 floors and 360 apartments, Tower B to 27 floors and 136, above a five-floor retail and office podium.

At 496 apartments it is one of the smaller buildings we manage, and that is a genuine advantage: less internal competition when a unit comes to market, and a management office that knows its residents.

The layouts are unusually well documented — every unit position on the floor plate has a published size, from 63 m² one-bedroom-plus-study units in Tower B to 133 m² three-bedrooms. Several layouts include a flexible multipurpose room, which agents market as a half bedroom.

Notes for owners in Sky Park Residence

This is one of the few buildings where we can tell you the running costs before you ask. The service charge is 15,000 dong per square metre per month, car parking is 1.4 million and a motorbike space is 70,000 — so on an 86 m² apartment with a car, the fixed monthly outgoings are roughly 2.7 million dong before any maintenance. That number belongs in your yield calculation, and it is the kind of detail that quietly disappears from broker presentations.

The multipurpose room in several layouts is worth using properly. Marketed as a study, a nursery or a third bedroom depending on the tenant, it widens the pool of people who will consider the apartment — but only if the furnishing makes the intended use obvious in photographs.
