About The Matrix One

The Matrix One is MIK Group's flagship in western Hanoi, designed by Austrian practice Baumschlager Eberle and built by Coteccons. Phase 1 — the two towers named The Diamond and The Ruby — was handed over from June 2022 and holds 740 apartments.

Apartments were delivered with brand-name fittings (Bosch, Malloca, Duravit), which is unusual in the Hanoi market and shows up in how the units present to tenants. The towers front a themed park of roughly 14 hectares and the street once used for Vietnam's Formula 1 circuit.

The surrounding My Dinh area is an established middle-class and expatriate district with a growing cluster of international and bilingual schools, and it sits next to the western office corridor on Pham Hung and Le Duc Tho.

Notes for owners in The Matrix One

This is a building where finishing quality does real work for you. The developer handover specification is above the Hanoi norm, so a well-kept unit here shows noticeably better than a comparable apartment nearby — and that difference lands in the rent and in how quickly the unit lets.

The flip side is that tenants at this level notice wear. Scuffed paint, a tired sofa or a slow repair moves an apartment from the top of the shortlist to the bottom. Our job is to keep the unit at the standard it was delivered at: inspections with photos, small repairs handled before they become visible, and furniture refreshed when it stops earning its keep.

Phase 2 of the development is still being built. If you own there rather than in The Diamond or The Ruby, the rental market does not exist yet and any rent figure you are shown is speculative — worth saying plainly.
