About The Nine Tower

The Nine is a single 30-floor tower at 9 Pham Van Dong developed by GP Invest, handed over in Q1 2022, with six floors of commercial and office space below the apartments. At around 350 units it is the smallest building in our portfolio.

The floor plate is laid out as a ring around a central courtyard, so every apartment gets two aspects — one external, one onto the courtyard. Above, a rooftop garden of more than 2,000 square metres runs across floor 30 with barbecue and fitness zones.

Its practical advantage is the road. Pham Van Dong is part of Ring Road 3, which puts Noi Bai Airport around twenty-five minutes away and the Old Quarter about twenty — useful for tenants who travel often. There is also an international kindergarten inside the building.

Notes for owners in The Nine

A 350-unit building behaves differently from a 1,800-unit one. There is rarely a queue of identical apartments competing with yours, so a well-presented unit does not have to fight on price the way it would in a large Vinhomes complex. The trade-off is that the pool of interested tenants is also smaller, so being visible in the right channel matters more.

The mixed-use nature of the tower is a real selling point for the right tenant: six floors of offices and retail below, an international kindergarten inside, and a supermarket on site. Tenants who work from home or have a small child tend to value that combination highly, and they are the tenants who stay.

One item we verify on site rather than repeat from listings: the amenity set. Vietnamese sources describe a courtyard swimming pool, while at least one English-language agency states the building has no pool and that the sixth-floor gym is paid rather than free. Before we promise a tenant anything, we check with the management office.
