Notes for owners in The Zei
This building shows the two-channel rental market more clearly than any other in our portfolio. The same 108 m² three-bedroom is advertised at roughly 20 million dong on Vietnamese listing sites and at $1,260–1,600 through agencies serving foreign tenants — a difference of well over ten million dong a month on identical floor area.
The gap is not free money. The higher figure reflects a furnished apartment, an English-speaking point of contact, management included, and a landlord who can handle a company lease and issue proper invoices. Those are the things an owner living in Hong Kong or Seoul cannot supply from a distance, and they are exactly what we do.
So the practical question for an owner here is not “what is the market rent” but “which market am I actually in”. If your apartment is currently let through a local agent at a local rate, it is worth a conversation about what it would take to reposition it.
