The same two-bedroom asks in the low teens in millions of dong bare, and materially more fully furnished — and the fully furnished units are what the expat channel actually wants. If your apartment is sitting empty and unfurnished, that is usually the first thing to fix, and it is a defined, one-off cost rather than a recurring one.
There is also a serviced-apartment operator trading inside the building on the booking platforms. That is useful context: it tells you short-stay demand exists here, but it also means your long-lease unit is competing on presentation with professionally styled stock in the same lobby.
One point to verify before you promise anything to a tenant: pet policy. Unlike some other buildings in our portfolio, the house rules here are reported as not allowing pets, and that is a common dealbreaker. We confirm the current rule with the management office rather than relying on a listing.
