Notes for owners in D’El Dorado I
The most common research mistake with this address is treating “D’El Dorado” as one building. It is two — phase I here on Lac Long Quan, and phase II on Vo Chi Cong — with different unit counts, floor areas and layout mixes. Public rental listings frequently do not say which one they are advertising, so a rent comparison you pull yourself may be mixing the two.
The other thing to watch is what a headline rent actually includes. The gap between local and expat asking prices is unusually wide at this address, largely because expat listings bundle management fee, water, internet and cleaning into one figure. When we quote you an expected rent, we separate the rent from the inclusions so you can see what actually reaches you each month.
The broad unit mix here — studios through dual-key four-bedrooms in one block — means positioning matters more than in a building with two layouts. A 60 m² two-bedroom and a 147 m² dual-key attract completely different tenants, and pricing one off the other is how owners end up either vacant or underpaid.
